Bosa Properties acquired the 6.5-acre Bristol Estates property in 2022 with plans in place for six towers and 2,200 units.
The revised submission now proposes five towers and 2,686 units, including 491 rental units.
With the addition of the latest Bristol Estates masterplan, Bosa Properties is on track to build over 5,500 homes along the 104th Avenue Corridor, spanning from 132nd Street to the west and King George Boulevard to the east.
Bosa Properties acquired the Bristol Estates property in 2022 for $170 million. The original applicant, Landmark Premiere Properties, had planned five market condo buildings ranging from 38 to 48-storeys and one 11-storey market rental building, with a total of 2,000 strata condos and 170 market rental units.
The property, located at 13301 to 13355 104th Avenue and 13280 to 13362 105th Avenue, is currently home to 156 rental apartments built in 1968, which are nearing the end of their economic life.
Tower Heights and Units:
- Tower 1 - 44-storeys (521 units)
- Tower 2 - 46-storeys (582 units)
- Tower 3 - 43-storeys (491 rental units)
- Tower 4 - 53-storeys (597 units)
- Tower 5 - 42-storeys (495 units)
Tower 1 and Tower 3 (rental component) are part of the initial application, with Towers 2, 4, and 5 to follow sequentially. Both towers are located along 104th Avenue and will feature a commercial retail node along the avenue.
"The proposed density and building height are supportable at this location in the West Village District of City Centre. The proposed overall net density is 8.4 Floor Area Ratio (FAR). The proposed building heights, that range from 42-storeys to 52-storeys, and overall massing of the project are generally consistent with City Centre Plan goals."
This totals 1,876,601 square feet of residential space and 15,532 square feet of commercial space, including nearly 11,000 square feet of retail. The master plan also includes approximately 50,000 square feet of indoor amenity space, featuring a gym and fitness center, co-working/lounge areas, an entertainment/media room, a sports court, and a pool and wellness center.
According to the application, Bosa Properties has advised that the dwelling units in this project are expected to be constructed and ready for occupancy on a phased basis starting in 2029 onward.
Given the recent success Bosa Properties achieved with the launch of Parkway Tower 2, the Bristol community is likely not far from its own launch.
The Parkway development consists of four towers in total. Aspect, the first tower, is well under construction and will stand 51 storeys upon completion. The second tower, a 37-storey purpose-built rental building, is also under construction. With only one more market condo building left to launch at Parkway, Bosa is set to shift its focus to launching its next master-planned community along the 104th Avenue corridor.
