Marcon's website for its TriCity Central (link above) master-planned community offers a glimpse into the future of Coquitlam Town Centre.

It is the first time I have seen such a detailed predevelopment website created that offers future homeowners and other stakeholders an in-depth look at this future offering.

The nearly 12-acre site located at the southeast corner of the Barnet Highway and Lougheed Highway will be a redefining development for Coquitlam Town Centre. As we have seen Brentwood & Lougheed Town Centre develop into urban, transit-orientated communities over the past few years, time has now come for Coquitlam's urban core to experience a similar revitalization. 

"TriCity Central is a landmark moment, an unprecedented catalyst project for Coquitlam’s city centre that will bring vital energy and life into the community."

Located directly across the street from Coquitlam Central Skytrain Station, this underutilized land will be transformed into a vibrant, transit-orientated, mixed-use community. 

"Serving both residents and the wider community, the new retail, office, hotel, and dining spaces will become the heart of a vibrant downtown Coquitlam."

According to plans, 40% of the of the site will be dedicated to public space:

"Key to the site design is the vast amount of public space the master plan provides, including generous space along the commercial frontages, Pinetree Plaza, the Central Square, the High Street, the Urban Park, and landscape improvements to the adjacent city-owned land and planned off-site."

TriCity Central will also feature over 570,000 square feet of employment space in its first phase. This square footage is broken down as follows: 28% office, 18% hotel and 54% retail and dining. 

A 27-storey hotel/office building has been planned for the site featuring 153 hotel rooms and a 20,600 square conference centre.

As for retail, nearly 295,000 square feet of grocery, entertainment, fitness, food & beverage, and other lifestyle retail has been planned. 

"A diverse range of housing types, sizes and tenures, from home ownership to affordable rental housing, will create an inclusive community for a wide range of demographics from singles and couples, to families and the elderly."

It is projected that there will be 3000+ market condo homes and 1000+ rental units upon completion, homes for nearly 8,500 residents! 

Residents will be able to enjoy over 130,000 square feet of indoor amenities and 108,680 square feet of outdoor amenity space. 

This is exciting news for the Tri-Cities area, and will be an overall net positive for the community. Coquitlam is considered one of the more affordable cities to own a home in Metro Vancouver (especially when compared to other North of the Fraser markets), which makes it even more exciting to the see the scale and design being thoughtfully planned for future residents of this community.
