Onni is proposing one of Surrey City Centre's largest master-planned communities, comprising 5 mid-rise and 7 high-rise buildings containing 2,705 residential units—located directly across from Tom Binnie Park and the future site of Surrey's 10,000-seat stadium.
The 9.10-acre site, comprising the Regency Court and Parkside apartment complexes, is currently home to several dated low-rise rental buildings acquired by Onni over the years. This nearly two-block assembly is bordered by 105A Avenue to the north and 105 Avenue to the south; it extends from 132nd Street on the west to the lane and previous developments bordering University Drive to the east.
Strategically located within the Surrey City Centre core, the development site sits at the junction of the Downtown Business District and the expansive Whalley Athletic Park.
Directly across from the site, the Chuck Bailey Recreation Centre is currently undergoing a $60 million expansion that will nearly double its size, adding a second gymnasium, a state-of-the-art fitness centre, a community kitchen, and dedicated arts and culture spaces by winter 2027.
Combined with the adjacent Tom Binnie Park, this nearly 25-acre recreational hub serves as the primary green anchor for the downtown district, a destination further bolstered by the City’s vision for a new 10,000-seat arena and entertainment district immediately to the east.
The application notes that the proposed development also includes some commercial space, which will compliment the future entertainment district to the east.
Upon total completion, the community will deliver 2,705 homes, including 321 rental units and 2,384 market-ownership condominiums.
The proposed development is structured as an eight-phase (8) master plan with a projected build-out of 30 to 35 years. The initial stages (Phases 1a and 1b) are slated for completion and occupancy within the next 5 to 10 years.
