Surrey-based Oviedo Properties is seeking approval for its 4.5-acre master-planned development located at the southeast corner of King George Boulevard and 104th Avenue. The site is currently occupied by retail including London Drugs.
Considered by most as the main entrance to "Downtown" Surrey City Centre, the crossing at 104th and King George is expected to be a central hub for this area. This proposal is particularly interesting because it helps people envision the future plans for this soon-to-be busy downtown.
"The proposed density and building forms are appropriate for this part of Surrey City Centre, and form part of an emerging high-density mixed-use, office and residential hub around Surrey Central SkyTrain Station, Centre Block and Civic Centre."
The development proposal outlines the construction of 3 mixed-use towers with heights between 56 and 65-storeys and 1 mid-rise hotel.
There are 1,540 residential units planned for development along with 204 hotel suites.

Earlier this year, Vancouver-based Wesgroup Properties introduced its initial concept plans for a master-planned community situated at the southwest corner of 104th Avenue and King George Blvd, directly west of the subject site.
Wesgroup envisions a 5-acre community on the former Safeway site, featuring a preliminary 4-tower plan with each tower positioned at a corner of the site. Although plans are still in the early stages, initial details suggest approximately 2,299 homes and 477,465 square feet of commercial, office, childcare, and civic-amenity space.
